Werstas is a coworking space located in the Turku Science Park. Werstas is operated by Turku Technology Properties Ltd.

WERSTAS SERVICE DESCRIPTION: day and hour passes

Access to premises

When you buy the service, you receive a one-time access code in your e-mail, which you can enter in the reader to gain access to Werstas in ElectroCity. You can access the premises during the property's opening hours on weekdays from 7 a.m. to 5 p.m.

Lobby service

The lobby service staff guide and assist Werstas users. The lobby service is in ElectroCity (address Tykistökatu 4, Turku) and is open on weekdays from 8 a.m. to 4 p.m. Tel. 010 315 3009.

Meeting rooms and quiet rooms

Werstas meeting rooms and quiet rooms are reserved in the Werstas Spacent App. Quiet rooms €10/hour + VAT, meeting rooms for 8 people €20/hour + VAT and meeting rooms for 16 people €25/hour + VAT.

Electricity and telecommunications

Werstas’ services include electricity and an internet connection. The network operates on a shared 100/100 Mbps line.

Work coffee rooms

The work coffee rooms and lobby spaces are shared by Werstas’ users. The equipment in the work coffee rooms includes, e.g., crockery, a coffee machine, a microwave, and a dishwasher. Specialty coffees and teas are included in the price of the service.

Cleaning and waste management

Werstas’ services include cleaning required by the normal use of common areas. There are comprehensive recycling options at each work cafe, and Werstas encourages its customers to operate in accordance with sustainable development.

Property maintenance

If you notice something wrong at the property or in Werstas’ common areas, register a maintenance request via the service request form. You can find the service request form in the footer of the Finnish language Werstas website under "Tee huoltopyyntö" (https://werstasturku.fi). If immediate maintenance is required, a maintenance request can be submitted by calling the maintenance company Are’s emergency number on 020 530 5700 (open 24 hours a day). Werstas is responsible for property management and maintenance of outdoor areas.

Security

Security and order at the premises and outdoor areas is the responsibility of the security service, whose telephone number is 010 620 2000 (open 24 hours a day). For emergency situations, there are rescue plans at each property that contain instructions for dangerous situations. The rescue plans can be found in the footer of the Finnish language Werstas website under Emergency rescue plans (https://werstasturku.fi).

Parking spaces

Parking spaces are available for rent in the vicinity of the Werstas facilities. Inquiries Aimo Park Finland Oy, info@aimopark.fi, tel. 020 7812 400.

Catering services

You can order catering for meetings from nearby restaurants, for example, Mauno ElectroCity or Unica, from Joki's sales service myynti@jokiturku.fi, tel. 010 315 3000.

Lockers

The workstation membership includes a locker. Other members can rent a locker at a separate price. Lockers can be rented for €40/month + VAT per locker. The dimensions of the locker are W 36, H 38, D 48 cm. The lockers are located on the 5th floor of ElectroCity.

Werstas reserves the right to make changes to the price list.

WERSTAS SERVICE DESCRIPTION: mobile and workstation membership

Werstas membership

The Werstas membership is purchased for one (1) month at a time and is charged monthly. The membership has a one (1) month notice period. Termination of membership is via email info@werstasturku.fi.

The mobile/workstation membership is personal.

Members are asked to submit their logo in JPG or PNG format to info@werstasturku.fi with the subject "Company Ltd + logo". The logo must be a minimum of 100x100 pixels and a maximum of 500x500 pixels. Also indicate when the membership starts. The logo can be used on door signs, electronic signs and on the Werstas/Turku Technology Properties Ltd website.

Keys

Membership includes one key to Werstas’ common and social spaces. In addition, the workstation membership includes a key to access Werstas’ workspaces. The keys work 24 hours a day.

When the contract ends, the keys must be returned to the lobby service no later than the day the contract ends. If the keys are not returned as agreed, the customer will be billed for new keys and possible reserialization of the lock.

Lobby service

ElectroCity's lobby service guides and helps Werstas’ users on weekdays from 8 a.m. to 4 p.m. Address Tykistökatu 4, Turku Tel. 010 315 3009.

Multifunction devices

Werstas has multifunction devices that can print, copy, and scan. The use of the multifunction devices is included in the Werstas membership. You can get access codes and instructions to use the multifunction devices from info@werstasturku.fi.

A monthly quota has been set for the number of paper printouts, after which a fee is charged.

Meeting rooms and quiet rooms

The Werstas meeting rooms and quiet rooms are reserved in the Werstas Spacent App. Mobile and workstation members have the right to use meeting rooms for 4 hours/month, quiet rooms for 8 hours/month, and glass cubicles reserved for mobile members for 16 hours/month. You can also see the membership quotas in the Spacent App. Quota reservations for meeting rooms, quiet rooms and glass cubicles included in the membership are filled in order of reservation, and Werstas does not refund unused quota hours to members.

Mail services

Members have the right to use Werstas’ address as their postal address. The lobby service manages the daily mail pick-up and delivery service. Mobile members collect their mail from the lobby service. The lobby service also receives courier mail and informs the customer of the arrival of the shipment.

The working cafés and lobby spaces are shared by Werstas’ users. The equipment in the working cafés includes, e.g., crockery, a coffee machine, a microwave, and a dishwasher. Event café

The Werstas event café is located on the 4th floor of ElectroCity. The space is reserved in the Werstas Spacent App.

Social spaces

Werstas’ social spaces are located on the basement of ElectroCity. The spaces have women's and men's changing rooms with lockers, showers, and an infrared sauna. The use of the facilities is included in the Werstas membership.

Hobby space

The hobby space is located on the basement of ElectroCity. Space reservations must be made in advance in the Werstas Spacent App. The membership includes the use of the space for 4 hours/month. Werstas reserves the right to make changes to the price list.

Banqueting spaces

The Circus banqueting space is located on the 7th floor of ElectroCity. It includes, e.g., a sauna, a roof terrace with jacuzzi, a lounge with entertainment systems, and three conference rooms. Joki’s sales service rents out the space for a separate fee: myynti@jokiturku.fi, tel. 010 315 3000.

GENERAL TERMS AND CONDITIONS

Intended use

The Werstas user ("User") undertakes to comply with the agreed purpose of use of Werstas facilities ("Premises") and to carry out only the activities in the Premises defined in the agreement. The User is obliged, if necessary, to provide the entity managing the Premises ("Service Provider") with the necessary information requested by it regarding the contractual compliance of the activities carried out in the Premises within a reasonable deadline set by the Service Provider. Carrying out activities contrary to the intended use of the premises and not providing the requested information entitle the Service Provider to terminate the contract.

Liability for compensation

The User is obliged to protect the property and the Premises as well as the furniture and goods in them from damage. The User is obliged to pay compensation for damage that the User causes, or a person on the property or Premises causes that is there with the User's permission. The user is responsible for the movable property he/she brings to the property or Premises. The Service Provider is not obliged to pay compensation for damage that has been caused to the User's property in the Premises or to the property of a third party, unless the damage was caused by the Service Provider's action, negligence, or other carelessness.

The User undertakes to follow the instructions of the staff of the property and of the Premises with regards to the use of the property, the Premises, as well as goods, furniture, and equipment. The User is obliged to immediately inform the Service Provider of any defects or deficiencies that are the responsibility of the Service Provider.

The service provider is not responsible for restrictions, deficiencies, or irregularities in the distribution of energy, electricity or water caused by reasons beyond its control, nor for the resulting damages.

Termination of the agreement

The user must return the keys and key cards. If the keys have been lost, the tenant is responsible for the costs of re-serializing. The tenant is released from the repair obligation to the extent that the deficiencies or defects are due to the landlord’s fault.              

Terms of payment

The invoicing of the Premises is based on the reserved time. If the Premises use time exceeds the reserved time, the User will be charged for the excess time.

Grounds for release (Force Majeure)

Force Majeure is an unusual and causal event that occurred after the contract was concluded and which prevents the fulfilment of the contract. It is an event that the parties had no reason to consider when concluding the contract, and which is independent of the parties, and the effect of which cannot be removed without unreasonable additional costs or an unreasonable waste of time. Such an event can be war, rebellion, internal unrest, confiscation, or expropriation by an authority for a public need, import or export ban, natural disaster, interruption of public transport or energy distribution, large-scale labour dispute or fire, or another equally significant and unusual causal factor independent of the parties.

If the fulfilment of the contractual obligation is delayed for one of the aforementioned reasons, the time for fulfilling the contractual obligation will be extended as much is considered reasonable, taking into account all the circumstances that affect the case.

Termination of the contract

The Service Provider has the right to terminate the contract with immediate effect if the User materially violates the terms of the contract and has not corrected the breach of contract without delay after receiving a written demand, or if the User neglects to make the payments according to the contract as agreed. If the Service Provider terminates the agreement in accordance with this clause, it has the right to charge the User for the costs accrued before the termination of the agreement.

Processing of personal information

The service provider keeps an information register and complies with the procedures required by valid information protection legislation and the regulations regarding the processing and protection of personal information. The service provider is responsible for ensuring that the processing of personal information is in accordance with the applicable information protection legislation and the requirements of the agreement, with particular consideration for what is stipulated about information protection by design and default.

8. Transfer of contract

The User does not have the right to transfer the reserved Premises to a third party.

9. Governing law and dispute resolution

This agreement is subject to Finnish law, including the applicable law on the rental of commercial property to the extent that no conditions deviating from the law have been agreed in this rental agreement.

Any disagreements that may arise from this agreement will primarily be resolved through negotiations between the parties. If an agreement cannot be reached through negotiations, the disagreements will be dealt with in arbitration. The arbitration court has one member. The arbitration will take place in Turku in the Finnish language and in accordance with the arbitration rules of the Central Chamber of Commerce.
